Dear Wealth Seeker

Property is a great investment because of the fundamental economic law of supply and demand: when there is a limited supply and growing demand for something, the price of that thing will rise. The supply of property is limited by the amount of available land in an area, which cannot be increased, and the speed at which the land that is available can be developed, which is limited by the logistics involved in building and the very slow bureaucracy that developers have to contend with in getting their developments approved. However, the population of an area requiring accommodation or working space is not limited and can grow very fast, a situation that is being experienced in South Africa currently with economic growth of 5% and the rise of a new middle class and growing lower class all wanting decent, comfortable places in which to live close to where they work. This trend is set to continue for the next 20 years at least, and will be accelerated by the economic growth the country will enjoy leading up to and after the 2010 soccer World Cup. 

The temporary slowing of the economy and the corresponding slow-down in the growth of property prices should not be seen as a reason not to invest in property now; in fact, it should be the signal for astute investors to start buying as much property as they can, because when the economy and the property market pick up again, as they inevitably will in the build-up to the 2010 World Cup, the properties bought now will appreciate significantly in value over the next 5 years. This is not just my opinion, by the way; it is supported by what has happened in other countries that have staged mega-events such as the Olympics and the soccer World Cup. For instance, residential property in Sydney appreciated by 50% in 2001, the year after the Olympics were held there in the year 2,000. 

Unfortunately for most investors, they have a 'herd' mentality and allow the temporary cycles in markets to dictate their decisions instead of being able to see the long-term picture and invest wisely based on this long-term view. As a result, they tend invest when the market is at or close to its peak, losing out on much of the capital growth they would have enjoyed if they had been able to see the trend and invested much earlier, and then are forced to sell when the market slumps due to pressure on their cash flow caused by rising interest rates and bond payments. WEALTH CREATION SECRET # 1 - OTHER PEOPLE'S MONEY

The first reason why property is such a good investment is that it allows you to use the leverage of Other People's Money (OPM) to pay for the property. Banks are only too eager to lend money to people wanting to buy property because they know that property increases, and at the worst, holds its value over time, so they always have the security of the property they can re-possess in the event of the property owner defaulting on his bond payments.

Secondly, if you own a property in an area in which people want to live and where many cannot afford to buy their own property because they do not qualify for a bond (or they just think they can't!), you will easily find a tenant, who will pay most or all of your monthly bond payment for you. This means that you can buy a property with none or very little of your own money - you only pay in the difference between the bond payment you have to make and the rental income from the property each month over the course of a year, and we will show you where you can buy properties where the monthly rental income exceeds the bond and levy payments immediately, allowing you to generate positive cash flow every month at the same time as enjoying excellent long-term capital growth (30 to 50% per annum in the case of these cash-flow-positive properties). You can then re-finance the property after a year based on the capital growth in the property and use this additional money, which is effectively a realised tax-free capital gain, to fund any rental shortfalls on more properties you purchase in the next year, after which you can re-finance all the properties in your portfolio again, enabling you to buy more properties with shortfalls in the following year, and so on.

This system works phenomenally well to build a large property portfolio in only a few years - Gordon Mackay, a good friend of mine, has invested in over 200 properties over a period of just 5 years using this exact method - and can generate returns on investment of 500% per annum or more, provided you invest in the right kind of properties that generate both capital growth and good rental income. And therein, so to speak, is the rub!
